How long does a home inspection take?
Most inspections take 2–4 hours, depending on the size, age, and condition of the home. Older homes or homes with crawlspaces may take longer.
How much does a home inspection cost?

Do I need to be present during the inspection?
You are welcome to attend, and many clients like to join for the final walkthrough. It’s a great opportunity to ask questions and get familiar with the home. If you can’t attend, your digital report will explain everything clearly.
What if the inspection finds problems?
Nearly every home has issues — even new construction. We explain what is normal, what is maintenance, and what may require repairs or further evaluation. Your report will help you understand which items are urgent and which are not.

How soon can you inspect a home?
Most inspections can be scheduled within 24–48 hours, depending on availability.
Do you inspect new construction homes?
Yes. We offer phase inspections, pre-drywall inspections, and 11-month warranty inspections for new construction homes.
Do you need utilities to be on?
Yes — water, electricity, and HVAC systems must be active to perform a full inspection.
During the Inspection
Do you go into the crawlspace or attic?
Yes. We physically enter accessible crawlspaces and attics as long as they are safe to do so. This is a critical part of a thorough inspection.
Do you use thermal imaging?
Yes, thermal imaging is used to help identify issues such as moisture, missing insulation, overheating electrical components, and air leaks.
Do you fly a drone for roof inspections?
If the roof is unsafe to walk, too steep, or wet, a drone may be used to safely inspect all roof surfaces.

When will I receive my inspection report?
Reports are typically delivered the same day or within 24 hours of the inspection.
